Can I re-roof or do I have to tear off my existing roof?

If you only have one roof on your property that is in good shape, chance are you can save money by installing a new roof without removing the existing roof.

Unfortunately, there are instances where a roof tear-off is required:

·         Your property already has two roofs: According to law, commercial buildings and/or residential roofs may not have more than two roofing layers. This is to prevent excess weight and stress on the structure.

·         Your property has an unsafe roof: If your roof is damaged, saturated or unstable, we will need to strip the existing roof to install a new working roof.

How do I know if my property needs a new roof? 

Our experts will perform a free roof assessment to determine the quality of your existing roof. Internal damage you may spot such as roof leaks or mold, are indicators that your roof could be unstable and need replacing.

When should I schedule my roof survey?

The earlier the better! The busy time of year is from late March thru September in the St. Louis Metro Area. Since our winters can have such big temperature swings it is best to call during the winter to get onto a roofers schedule early. Lucky in St. Louis roofers can do surveys 12 months out of the year.  

How much will my new roof cost?

Is there anything I need to do to maintain my commercial roof warranty?

When you install a new roof on your facility, you will have a variety of warranties to choose from. The coverage of your warranty depends on the type of warranty you purchase. The most common warranty options include Contractor’s Warranty, Manufacturer’s Warranty, and a Manufacturer’s Full System Warranty.

These warranties can cover a variety of roofing issues such as:

·         High winds

·         Hail damage coverage

·         Roof puncture coverage

All roof warranties require regular roof inspections and maintenance annually at a minimum. In addition to a proper maintenance program, Roof Service Agreement is a great way to insure your roof warranty will be valid in the event a claim must be filed.

HOW DO I FILE AN INSURANCE CLAIM?

If your commercial or residential property has been hit with hail, high winds, frozen pipe burst or storm damage you should call your insurance company’s 1-800 or 1-888 Claims Hotline. You do not have to wait till morning to call your agent’s office. You can also call our office, we keep a full updated list of claims hotlines.
***Be sure to have a contractor present when the Insurance Claims Adjuster is at your property. The contractor works for your best interest, the Adjuster is an employee of the insurance company. ***

WILL I GET CANCELED OR MY RATES GO UP FOR FILING AN INSURANCE CLAIM?

If your commercial or residential property has been in a hail storm, high wind storm, a frozen pipe burst or has strong thunderstorm damage this is considered an “Act of God” or “Act of Nature”; you cannot be held accountable for these acts. Unlike a car accident were your driving habits can control the risk, you can not control the risk with the weather. Insurance companies can not raise the rates for one property because they file a claim, this is against the law. They can however raise the rates for an entire zip code or area. If you see a lot of roofs going on in your area, there is a chance your rates may go up whether you file a claim for replacement or not. Property Insurance is a Multi-Billion dollar industry, you pay your insurance premiums to protect yourself from financial risks. The Insurance company can afford to replace your roof, less your deductible.
